Qualification for Professional Human Resources Development from Staging to Proposal
It is an advanced level qualification to develop professional human resources able to do home staging in total that an active professional becomes a lecturer on skills of tidying up and cleaning up suitable for Japanese living environment, techniques of household goods packing and organizing and storage, carrying in/out of furniture and household goods and staging interiors, methods of image capture, proposal methods, etc.

Japan Home Staging Association defines home staging as the practice of increasing property values and improving standards of living through the use of specialist knowledge and technologies to offer solutions to the various challenges standing in the way of an easy-living home and comfortable lifestyle.

While home staging parts of residential homes we have seen many people become passionate about wanting further styling improvements. We have also managed to put smiles on the faces of many more. We are very proud that we can help improve the quality of homes and lifestyles through our home staging services.
In recent years home staging has continued to grow in popularity across Japan and in particular within the real estate industry. Underpinning this popularity is the increase in homes left vacant because of an aging population, as well as the growing number of existing homes in the market, and we believe that home staging services are playing a considerable role in revitalizing the sales of these types of homes.
We believe the biggest reason people want to know more about home staging is that it not only helps many people sell their properties, but also offers the power to transform the lifestyles of those living in existing homes.
I have viewed hundreds of client properties every year since establishing a specialist company offering clean up and packing services for the residential moving market in 2011. It was my desire to help find solutions to the issues facing many of these clients that motivated me to set up the Home Staging Japan General Incorporated Association. One client confided in me that they were concerned their property wasn’t selling because they were finding it difficult to present it in an attractive way . We used our skills in de-cluttering to reorganize and revitalize room layouts and décor, and soon secured a buyer for the property. It was at that moment that I realized customers want more than just attractive styling of interiors to show off internal spaces, but also need pre-sale de-cluttering and cleaning services, as well as clever solutions to help people live in their homes during the sale process.
This realization prompted me to formulate a system of uniquely Japanese home staging practices that align with housing conditions in Japan and fully consider the lifestyle scenarios and challenges of actual residents. Specifically, this system consists of specialist knowledge and technologies to bring about more comfortable lifestyles and easy-living homes, including de-cluttering, cleaning, disposal and storage services and the logistical knowledge associated with these services, interior design, the use of home accessories and in some cases estate cleanups/sales.
Japan faces numerous social problems. An aging population, declining birth rates and a growing number of homes left vacant are just some of the problems closely related to residential living and lifestyle. Hoarders’ homes, estate cleanups/sales and unwanted belongings are the manifestation of these issues and are uniquely Japanese social problems that are not faced by the home staging industries in Europe or America. In addition, living environments and lifestyles in Japan are completely different to those in western countries. It was therefore vital that Japan had its own home staging industry.
Our association certifies people who study specialist home staging knowledge and technologies and acquire the related “home stager” qualifications. The Home Staging Japan General Incorporated Association was set up in 2013 for the purpose of spreading these Japanese style home staging skills and developing talented home stager practitioners.
Demand for extensive knowledge related to residential living will increase as living conditions and lifestyles change dramatically in the future. Undoubtedly, home stagers with home styling knowledge will become an essential addition to not only the real estate and renovation industries, but also to a large number of other industries and business sectors. And I don’t think it’s an exaggeration to say that home staging holds the promise of creating new business models in the future.
The Home Staging Japan General Incorporated Association looks forward to exchanging global information and ideas with home staging associations in America, Europe and other countries around the world to expand and grow Japanese-style home staging practices together and further enrich the lifestyles of home owners.
